Selling your home

At the moment the housing market is what they call: ‘a seller’s market’. Well the truth is that it has been so for quite some time. Therefore it could be some work to find the right realtor to do the job for you. There is a lot to choose from and not one of them won’t jump to the occasion. The difference between all these offices will primarily be service and price. The most important question you should ask is who do I trust? Jumping is one thing but will your realtor rise to the occasion?

‘A monkey can sell a house in these market conditions’. I don’t believe that to be important. Selling your home is not just selling it. Selling your home successfully means that you felt your realtor did not cut any corners. That starts with setting realistic expectations, that soon should follow with the quality of services provided (which resides in the smallest of details) and in the quality of any advice given. I for one believe that a good realtor will provide choices and wont shy away from predicting their outcomes. Don’t give an answer when you don’t know it. Search for the correct answer and only then give it.

The process

There are steps to be made in order to get the best possible outcome when selling your home. It basically starts with me visiting your home. Prior to that visit I will do my homework. I will check documentation, look into public records and check the VBO database on sales prices of similar real estate. At last I will provide you with a sales price indication and elaborate on sales tactics. The steps you can expect are as following;

  • Intake (as above)
  • Signing the agreement with me.
  • Making a digital account to upload documentation.
  • Making pictures, floorplans and official measurements (I will be present to ensure quality).
  • Making an advert and agreeing to its contents (the quality of the advert makes all the difference in every market).
  • Doing the viewings (I do every viewing myself).
  • Discussing further steps based on interest and viewings.
  • Taking offers and agreeing to the best.
  • Signing purchase agreement with buyer(s) and explaining its contents.
  • Taking care of contact with buyers up until expiration dissolving conditions.
  • Taking care of the process up until delivery at the notary.

Along the way we might be in need of third party services. This could be mortgage advisors, evaluators, building inspectors or notary’s. Over time I have made great contacts that I call my partners. These partners have extensive experience in their field of expertise and I found that they all have the same no nonsense, personal and honest approach. When needed I will gladly bring you in contact with these professionals. Using my contacts is in no case mandatory and I have now direct financial benefits or agreements in place with these professionals.
