Buying a home

Let’s be honest. If I were to be on the buying side of the housing market in any other large city in any other country, I would probably need quite some time to dig into all the ins and outs. It would take time to find out what parts of town suit my needs, understand the rules, regulations, understand the local market conditions and not in the last place, understand cultural differences in how things work.

It is no secret that in the larger Amsterdam area and at the moment arguably in most of the bigger cities of the country, the international client accounts for an ever increasing group of serious buyers. As native English speaker and for all the above reasons, I have made it a point to get as much experience as I can with non-native clients. I found that helping out this particular client has proven to be a thankful job.

The process

My approach however, is no different than that of any other client. In short it all starts with getting to know each other and discussing your needs, expectations and possibilities. I will gladly elaborate on current market conditions and provide you with initial smart, educated advice. I will conclude with explaining the steps and inform you exactly what is to be expected from me during that whole process. This is a quick bullet list of what steps to expect;

  • Intake (usually a first phone call followed by a cup of coffee together)
  • Sharing adverts on WhatsApp and me giving you my opinion.
  • Making appointments for viewings (and me checking documentation in advance).
  • Me accompanying you to these viewings whenever I can do so (and asking smart questions during these viewings which, needless to say, is very important).
  • Taking care of the bidding process for you (obviously this is an important part of the process and I will explain more on strategies, what to look out for and how I work).
  • Explaining exactly what is agreed upon in the purchase agreement once an offer is accepted.
  • Explaining what you need to do and what you can expect after signing the purchase agreement.

Along the way you might be in need of third party services. This could be mortgage advisors, evaluators, building inspectors or notary’s. Over time I have made great contacts that I call my partners. These partners have extensive experience in their field of expertise and I found that they all have the same no nonsense, personal and honest approach. When needed I will gladly bring you in contact with these professionals. Using my contacts is in no case mandatory and we have now direct financial benefits or agreements in place.
